Commercial Land Sales – Selling Your Commercial Property with Miller Samuel Hill Brown

When you instruct one of our commercial lawyers, we will first prepare a contract package and forward this to your buyer’s solicitors. This includes a draft contract of sale, title deeds and other relevant information that they will require to view before the transaction can proceed. Our solicitors are experts when it comes to drafting such contracts and will take the time to acquire a clear understanding of your commercial objectives, drafting a contract of sale that reflects these accurately.

When terms have been agreed, our solicitors will contact your lender, if you have one, to request a settlement figure – this will be the sum you are required to pay once the sale is completed.

We will then make sure that the buyer pays the deposit and that contracts are exchanged, providing you with transfer documents to sign.

On completion, we will take receipt of the balance, ensure that your mortgage is discharged and transfer the sale proceeds to you. We will then oversee the handing over of keys and provide you with a signed transfer deed and all accompanying documents.
